Who pays for what
Paid before we start. Everything goes live in 10 business days, in your name from the first day.
Billed to a card on file, monthly, in advance. No percentage of your ad spend. No percentage of your revenue. No fee per lead.
Your Google Ads account, your card, billed by Google directly. We never handle your ad money and never mark it up. You set the daily cap and can change that cap any morning.

You commit to 90 days, then month to month
Your commitment is the first 90 days from launch: three monthly payments of $3,000, plus the $500 build. After those 90 days, your agreement with us continues month to month, and either of us can end that agreement with 7 days' notice.
We ask for 90 days because that is how long a search campaign needs to give you a real answer. We measure the guarantee across those same 90 days, so if we fall short, you get the $9,000 back.
What we guarantee
12 motivated sellers in 90 days, or you don't pay us.
1 seller per $1,000 of ad spend. 12 at the $4,000 minimum, 30 at $10,000.
What counts.
A property owner in your market, asking about a property type you buy, with a real address, a working phone number, and a reason for selling. Not a duplicate, not an agent or another investor, not spam, and not a house that's already listed. We write your market and your property types into the agreement before launch, so there's nothing to argue about later.
What the number is.
1 motivated seller for every $1,000 of ad spend, over 90 days. 12 is the number at the $4,000 minimum. Spend more and the guarantee goes up at the same rate, with nothing to renegotiate.
What you have to do.
Nothing. You don't file a claim and you don't prove anything. We count them at day 90, and if it's under your number the refund is automatic.
What it doesn't cover.
Our monthly fee is what comes back. You don't get the $500 build back, and your ad spend goes to Google, so we can't return it.
If you decide to leave
After your first 90 days, you can end the agreement with 7 days' notice. You keep the landing page and the ad account. Both were in your name from day one, so there's nothing to hand back.
We'll send a full export within 10 business days and remove our access.
